Today, I want to address a question I get on a day-to-day basis: Where is the Nevada County market heading? Let's take a look at the numbers:
  • There are about 665 homes on the market, 195 of which are in escrow.
  • We only have about a 3-month supply of homes.
  • We're on track to sell 100 more homes this year than we did in 2014.

  • There's been a 45% increase in the number of homes sold over $500K


  •  Home values have appreciated by 10% since this time last year. What do these stats mean for you? Well, it means our market is still quite active, even though fall is in full swing. Prices are up and inventory is low, making now a fantastic time to sell if you want to get top dollar and sell fast.

When Is the Best Time To Sell Your Nevada County Home?

Lately, a lot of people have asked me, "What is the best month to sell my house?" By this time of year, a lot of people think that the window has already passed them by, but that's simply not true.

Surprisingly, October is one of the best months to sell a home in Nevada County. As a matter of fact, there's less than 10% difference in sales when you compare May/June to September/October.


Another interesting phenomenon is that we see higher average sales prices in the fall. There are a few factors that could cause this. For instance, Nevada County is particularly beautiful in the fall. Buyers from out of the area love to come up here and see the fall colors. Also, once the summer recreation season is past, people are more focused on the home search.

Today we're here with your midyear real estate review for 2015, and it's all positive news.
Here in Nevada County, there are 500 homes on the market this July. In July of 2014, there were 650 homes on the market. Now, during July of 2015, there are 250 homes in escrow. In 2014, there were 175 homes in escrow. This means that we're seeing diminishing inventory and increased sales, which leads to appreciation.


However, it's hard to gauge how much appreciation is taking place. That's because homes don't appreciate evenly across every spectrum of the market. For instance, if you have a $250,000 home, it appreciates at a more rapid rate than a $750,000 home. Keep in mind, though, that all homes are appreciating.
Volume of sales is up by 31%. Coldwell Banker, Nevada County's leading real estate company, is up by 31%, as are my own personal sales.
If you've been waiting for market improvement, appreciation, or just for the right time to sell your home, this is it. We don't know how much longer these market conditions will last, but we do know that things are good right now.

Why Get a Pre-Inspection?

Hey everyone, I wanted to stop by today to talk about the importance of getting a pre-inspection on your home before you list it. 

When I say pre-inspection, I am talking about your standard home and pest/termite inspection. Instead of the buyer ordering it after they make an offer, however, this inspection is done prior to the home being listed. This inspection will check for any major issues that would effect the value or safety of the home, including electrical or plumbing problems. 
 



If you're thinking of selling your home, getting it inspected will create a better environment for you in negotiations.  In Nevada County, a buyer will make an offer on a house, then set aside the 17-day inspection period, where they will go through various inspections.

However, if you've already done this yourself, you can hand the inspection report to the buyer as soon as they make an offerIt doesn't prevent the buyer from having their own home inspection, but most of the time it stops them from ordering one. By doing this, you can shorten the inspection period to about 7 days. 

So don't waste 2.5 weeks on inspections. Doing pre-inspections can help you get the ball rolling faster, and can even help you price your home more effectively.
All in all, pre-inspections make the home selling process a whole lot smoother.

Easy Ways to Neutralize the Look of Your Home

Today I just wanted to show you a video from HGTV that showcases how a home can be neutralized in order to attract more buyers. When you're selling your home it's important to remember that it is a product that people want to buy, so you need to depersonalize it.

This would mean removing any flashy paint colors like pink or neon, because as much as you like it, a lot of potential buyers will probably not enjoy it as much as you do. Earth tones work well, like beige or off-white.



It's also important that the color scheme of your home is uniform throughout the home. It can be jarring for a buyer to walk into a bright red bedroom when the rest of the home is painted white.
It's also important to remember that sometimes less is more. Clutter in the home can distract buyers from what your home offers, and you want them to see your home, not all of your belongings.

Hey everyone, welcome back to my blog. I'm here to deliver you the latest information about the Nevada County real estate market. Today I am going to give you an update on what we saw in the first quarter of 2015.

Basically, it's all good news out there. We saw 4% home appreciation near the end of 2014, and my team's sales are up 40% so far in 2015. We are seeing a lot more movement in the higher price points in the market (above $600,000). Interest rates are still very favorable as well and are fueling the marketplace.

Spring is nearly here, and today we want to bring you up to date on what's been happening lately in our local real estate market.

Right now, we are seeing a very interesting trend. There are currently 400 homes on the market, which isn't a very high number. However, there are currently 190 homes in escrow, which is the most we have had in any month in the last year.

In 2014, if you looked at the market at any given time, about 20% of the homes for sale were in escrow. So far in 2015, 30% of all homes for sale are in escrow, which is a significant trend in the right direction for our market.

If you're thinking of selling, it might be smart to get your home on the market sooner rather than later. There is high demand in the marketplace right now due to low interest rates, and buyers are gobbling up homes. If you wait until May or June, you are going to have another few hundred homes to compete against, so it could be an excellent time for you to sell.

Interest rates are still below 4%, but we don't know how long it's going to last. If you have been thinking about buying, locking in a rate now could save you thousands of dollars down the road.

Hey there and Happy New Year, welcome back to my blog! Today I'd like to recap what happened in 2014 in the Western Nevada County real estate market, and where we are likely headed in 2015.

First off, some good news. In 2014, we saw home appreciation rise to 8%, while sales declined by 8%. These are classic signs of the real estate market normalizing and creating stability, which is good for everyone. In 2015, we will see continued stabilization in the market, a modest appreciation of 5-7%, and a more even playing field between buyers and sellers.

If you have been thinking of selling your home, you need to know about a few things. Most sellers tend to wait until the spring to put their property on the market for sale. Listing your home in winter may make things a whole lot easier. There is much less competition on the market right now for your home, while there are still plenty of serious buyers looking to make a purchase and lock in a low interest rate. This is a great time for both buying and selling in our market.
