Professional photography is one of the most important aspects of your home’s marketing and advertising. This is made only more important by the fact that most homes are featured online on multiple different websites.

Before you have a photographer come over to shoot, I recommend that you clean, dust, and declutter your home. The point is to get everything neat and organized so the focus of the photographs is your home, and not the objects within it. I would also recommend removing any holiday decorations because they can date the photos, and some people feel that holiday photos are a bit gimmicky. Also, clear off your kitchen countertops. Your kitchen will look and feel much larger than it actually is!

Be sure to turn on all of your lights and open all of your windows. Brighter is always better!

Another thing to keep in mind is to remove traces of any pets that you may have. This will negatively affect the buyer’s idea of what condition your home might be in. Some people are also allergic to animals and this could be a deal-breaker for them.

"Your home’s photography can make or break a sale."

The cleaning doesn’t stop on the inside of your home. Mow your lawn, trim your hedges, and clean your gutters. There are a lot of things that you could do to the outside of your home, but the main idea is to have everything clean, green, and inviting. You need to lure your buyer to the front door and into your home.

Hello and Happy 2016 to you all. We are in a new year, so I wanted to take some time today to bring you a "year-in-review" for 2015. Thanks to all of our great clients and friends, we were able to have another record year. We were so happy to get so many of your referrals!

First of all, in the Nevada County market this year, we had an average appreciation of 12%! We also saw over 1,400 sales in 2015, the most we've had since 2005! These are both great figures and point to just how healthy our market has become. We are also rapidly approaching our record high sale prices from 2005, and may be hitting those numbers soon. 


We also saw a lot more homes sell in the $500,000+ range than we have in years past. This has allowed many people who were waiting for the market to improve in order to downsize to do so. This creates movement in both the upper and middle part of our market. 

Next time, I'll bring you a forecast for where I think the market is heading in 2016. This coming week, I will attend a conference with some of the best agents and real estate experts in North America, and I'll bring back some great information for you to use in 2016.

Today, I want to address a question I get on a day-to-day basis: Where is the Nevada County market heading? Let's take a look at the numbers:
  • There are about 665 homes on the market, 195 of which are in escrow.
  • We only have about a 3-month supply of homes.
  • We're on track to sell 100 more homes this year than we did in 2014.

  • There's been a 45% increase in the number of homes sold over $500K


  •  Home values have appreciated by 10% since this time last year. What do these stats mean for you? Well, it means our market is still quite active, even though fall is in full swing. Prices are up and inventory is low, making now a fantastic time to sell if you want to get top dollar and sell fast.

When Is the Best Time To Sell Your Nevada County Home?

Lately, a lot of people have asked me, "What is the best month to sell my house?" By this time of year, a lot of people think that the window has already passed them by, but that's simply not true.

Surprisingly, October is one of the best months to sell a home in Nevada County. As a matter of fact, there's less than 10% difference in sales when you compare May/June to September/October.


Another interesting phenomenon is that we see higher average sales prices in the fall. There are a few factors that could cause this. For instance, Nevada County is particularly beautiful in the fall. Buyers from out of the area love to come up here and see the fall colors. Also, once the summer recreation season is past, people are more focused on the home search.

Nevada County Real Estate Market Update

Today we're here with your midyear real estate review for 2015, and it's all positive news.
Here in Nevada County, there are 500 homes on the market this July. In July of 2014, there were 650 homes on the market. Now, during July of 2015, there are 250 homes in escrow. In 2014, there were 175 homes in escrow. This means that we're seeing diminishing inventory and increased sales, which leads to appreciation.


However, it's hard to gauge how much appreciation is taking place. That's because homes don't appreciate evenly across every spectrum of the market. For instance, if you have a $250,000 home, it appreciates at a more rapid rate than a $750,000 home. Keep in mind, though, that all homes are appreciating.
Volume of sales is up by 31%. Coldwell Banker, Nevada County's leading real estate company, is up by 31%, as are my own personal sales.
If you've been waiting for market improvement, appreciation, or just for the right time to sell your home, this is it. We don't know how much longer these market conditions will last, but we do know that things are good right now.

Why Get a Pre-Inspection?

Hey everyone, I wanted to stop by today to talk about the importance of getting a pre-inspection on your home before you list it. 

When I say pre-inspection, I am talking about your standard home and pest/termite inspection. Instead of the buyer ordering it after they make an offer, however, this inspection is done prior to the home being listed. This inspection will check for any major issues that would effect the value or safety of the home, including electrical or plumbing problems. 
 



If you're thinking of selling your home, getting it inspected will create a better environment for you in negotiations.  In Nevada County, a buyer will make an offer on a house, then set aside the 17-day inspection period, where they will go through various inspections.

However, if you've already done this yourself, you can hand the inspection report to the buyer as soon as they make an offerIt doesn't prevent the buyer from having their own home inspection, but most of the time it stops them from ordering one. By doing this, you can shorten the inspection period to about 7 days. 

So don't waste 2.5 weeks on inspections. Doing pre-inspections can help you get the ball rolling faster, and can even help you price your home more effectively.
All in all, pre-inspections make the home selling process a whole lot smoother.

Easy Ways to Neutralize the Look of Your Home

Today I just wanted to show you a video from HGTV that showcases how a home can be neutralized in order to attract more buyers. When you're selling your home it's important to remember that it is a product that people want to buy, so you need to depersonalize it.

This would mean removing any flashy paint colors like pink or neon, because as much as you like it, a lot of potential buyers will probably not enjoy it as much as you do. Earth tones work well, like beige or off-white.



It's also important that the color scheme of your home is uniform throughout the home. It can be jarring for a buyer to walk into a bright red bedroom when the rest of the home is painted white.
It's also important to remember that sometimes less is more. Clutter in the home can distract buyers from what your home offers, and you want them to see your home, not all of your belongings.

Basically, it's all good news out there. We saw 4% home appreciation near the end of 2014, and my team's sales are up 40% so far in 2015. We are seeing a lot more movement in the higher price points in the market (above $600,000). Interest rates are still very favorable as well and are fueling the marketplace.

Spring is nearly here, and today we want to bring you up to date on what's been happening lately in our local real estate market.

Right now, we are seeing a very interesting trend. There are currently 400 homes on the market, which isn't a very high number. However, there are currently 190 homes in escrow, which is the most we have had in any month in the last year.

In 2014, if you looked at the market at any given time, about 20% of the homes for sale were in escrow. So far in 2015, 30% of all homes for sale are in escrow, which is a significant trend in the right direction for our market.

If you're thinking of selling, it might be smart to get your home on the market sooner rather than later. There is high demand in the marketplace right now due to low interest rates, and buyers are gobbling up homes. If you wait until May or June, you are going to have another few hundred homes to compete against, so it could be an excellent time for you to sell.

Interest rates are still below 4%, but we don't know how long it's going to last. If you have been thinking about buying, locking in a rate now could save you thousands of dollars down the road.

Hey there and Happy New Year, welcome back to my blog! Today I'd like to recap what happened in 2014 in the Western Nevada County real estate market, and where we are likely headed in 2015.

First off, some good news. In 2014, we saw home appreciation rise to 8%, while sales declined by 8%. These are classic signs of the real estate market normalizing and creating stability, which is good for everyone. In 2015, we will see continued stabilization in the market, a modest appreciation of 5-7%, and a more even playing field between buyers and sellers.

If you have been thinking of selling your home, you need to know about a few things. Most sellers tend to wait until the spring to put their property on the market for sale. Listing your home in winter may make things a whole lot easier. There is much less competition on the market right now for your home, while there are still plenty of serious buyers looking to make a purchase and lock in a low interest rate. This is a great time for both buying and selling in our market.

Today, we answer the question: What's the state of the market here in Nevada County?

First, let's take a look at the numbers:
  • Sales are down 17% 
  • Prices are up 9% 
  • Distressed home sales have fallen significantly 
  • An appreciation rate of about 6% is expected for 2015

What does all of this mean for you? Well, if you're looking to sell your home in the next year or so, you'll be doing business in an incredibly healthy market. The fact that sales have fallen is, in a sense, a good thing; it's indicative of a drop off in distressed property sales, which means our market is returning to normalcy.

Since homes are appreciating at a more sustainable rate than they were in 2013, first-time home buyers will have more opportunities to find an affordable home down the road. If you're looking to sell, people are still getting high values for their homes, so now is a great time to put your home on the market.

The Fall Selling Season Is as Strong as Any

It is commonly thought that the Spring and Summer months are the best time to sell your home. While this is true to an extent, people often write the Fall off as a bad time to sell. This simply isn't true. In fact, the Fall may be the best time to sell your home in Nevada County.

All you need to do is look at the numbers. In May, June, and July of last year, 380 homes were sold; in September, October, and November, 340 were sold. It's pretty incredible that only 40 fewer homes were sold in the later months, especially when you consider the fact that there are a lot fewer homes on the market during that time.

The Fall is an ideal time to sell because there is less competition in the market. Sellers often buy the myth that they will get a better return in the Spring and Summer months. Because of this, perhaps as much as 25% of homes for sale in September will be taken off the market by the end of the month. Looking at the numbers, October may be the single best month to sell a home in our area!

Why Are Online Home Evaluations so Inaccurate?

 Almost everyone uses online home evaluations when they want to know how much their home is worth. You should use these sites with caution - in rural areas like Nevada County, Zillow's algorithm can be extremely inaccurate. We have two real world examples to demonstrate this:
  1. Two homes are built in the same year, by the same builder, and in the same area. One spends $150,000 on renovations while the other does nothing -- it hasn't been upgraded since it was built. Does Zillow have a way to account for the differences in value? It does not - "Zestimates" are based on the sales values of similar homes. So, if the untouched home sells first, it is likely the estimate of the refurbished one will be hundreds of thousands of dollars too low. 
  2. It is not uncommon for a home in escrow, which had received multiple offers, to have a "Zestimate" $75,000 less than we have it under contract for. For instance, a home with panoramic views and a flat lot may be valued at the same price as a nearby home located on a steep hill with no view and no usable land.  Again, if one of these homes sells, the other's value will be based on the previous home sale.
As you can see, Zillow and other online home evaluation sites fail to take important factors into account when determining value. To avoid misleading information, it is best to work with a trusted real estate professional. We have access to the relevant data so we can give you an accurate estimate. We have made it to the midpoint of the year in 2014, making now a perfect time for another market update. Here are some important numbers to pay attention to:
  • In the first 6 months of 2014, the average sales price has increased 5.5% to $325,000. This is equal to the average sales price from before the crash in 2008. We are still well off the all-time high in terms of average. It's unlikely we will see an average sales price of $474,000 again, at least in this particular market appreciation cycle
  • Sales remain strong with a virtually identical number of sales in 2014 as compared to 2013.
  • Overall, the market is strong. Appreciation rates are at a healthy and sustainable level, and interest rates are quite low.

Everyone’s main objective when putting their home on the market is to sell it as quickly as possible and for the highest possible amount. It doesn’t always work out this way because homeowners make simple mistakes that hinder their home’s market value. I want to share with you today a list that I have come up with of 6 common home selling mistakes that sellers make. All of these mistakes are totally avoidable and fixing them could be the key to your home selling quickly.

1. Overpricing
  • Trying to maximize the profits on your home sale is not always the answer. There is a very fine line between what is determined as overpricing for your home’s listing and what is deemed a fair price. Overpricing can take a home and immediately ruin its chances of being sold.
2. Inability to Show the Home
  • It is of utmost importance to make your home as accessible as possible to both your agent and prospective buyers. Each showing of your house greatly increases the chances of your home being sold.
3. Decluttering and Depersonalizing
  • Organizing your house into a neutral setting is also key for getting prospective buyers interested. It is important for the prospective buyer to see themselves living in the home and can visualize adding their own flair to the living space.
4. Unpleasant Odors
  • Each home has its own distinct scent. If you have been living in your home for more than a few months, you probably don’t smell it, but others do. Having a pleasant, inviting aroma in your home will make potential buyers more comfortable in any setting and put them in a better mood.
5. Negotiability
  • You most likely will not be selling your home for your initial asking price. Buyers want to feel like they got a deal on a home, so the ability to negotiate a price comes into play.
6.Unwillingness to Make Repairs
  • While it is not expected of you to make every single thing in your house perfect, fixing things like plumbing leaks, electrical hazards, and broken windows will put potential buyers more at ease with purchasing your home.
